Why Should I choose Archway?

Archway offers the most comprehensive home inspection available using cutting edge tools and technology, state of the art reporting software, and the most highly trained professionals in the field. We have a background in building development that gives us fundamental advantage over other inspection companies. Archway is dedicated to servicing our clients not only during the inspection, but for ever after. All our clients are for life and we support this philosophy through expert reporting and friendly service.
Should I opt for the additional inspection services and why?
We offer many types of inspection services to our customers so they can feel confident in the specific condition of the property in question. We DO NOT pressure our clients into supplementary services but we are always happy to explain exactly what they are and why they may or may not be for you. We understand that everyone has their own unique concerns and priorities when purchasing or selling a home and that is why Archway is there to accommodate all of your home inspection needs.

How long is a home inspection?

Home inspections vary on time depending on several variables such as weather, square footage, layout, accessibility, and materials used in the construction of the property to name a few. Typically though, for most homes the average inspection may take between two and three hours.

Can I attend the inspection?

Buyer attendance is not only welcomed, we encourage it! We want you to be there so we can answer any and all of your questions on the spot. Being able to show you what we are talking about while we are explaining is the best form of communication. We are very proud of our inspectors and relish the opportunity for them to demonstrate their abilities to our clients.

Should I order a home inspection if I am selling?

A common misconception is that home inspections are only for prospective buyers, not sellers. Being proactive in keeping your home in top condition will command the highest price in the shortest time. Almost all sales contracts are contingent upon a satisfactory home inspection which is why many sellers are having their own inspection done before they are ready to sell. Having Archway identify any potential problems now gives you the opportunity to deal with them on your terms, otherwise you can count on the buyer's inspector finding them at the worst time, causing delays, and costing you money. Freeing yourself from deadlines and other time constraints in the negotiating process allows you to shop around for competitive bids from contractors who won't be forced into completing a "rush job" for you. Come closing time you will have the luxury of not having to deal with any "surprises" such as lowering the price of your home because of existing problems, or worse, having the buyer walk away from a soured deal.

How do I prepare for a home inspection?
Preparing for a home inspection is easy and helps to make the process for everyone smoother. There is little that a buyer needs to do when it come to getting ready for a home inspection, so this answer is primarily directed to sellers.
-
Simply make sure all areas of the home can be easily traversed and are accessible
-
Clear workspace around systems
-
Remove all contents from appliances
-
Clear exterior clutter and debris
-
Collect receipts for repairs
-
Remove pets
-
Keep pilot lights lit
-
Leave keys
-
Keep utilities connected

What if the inspection report reveals problems with the property?

Rarely is a property flawless. If any problems are identified, it doesn't necessarily mean you shouldn't buy the house, only that you will know in advance what to expect. A seller may adjust the price or make repairs if major problems are found. This information is vital when closing a deal.

What if I have questions after the inspection is over?

We encourage you to ask all the questions you want during the inspection. However, should you have additional questions or concerns after the inspection, please feel free to call or email our office. Giving our clients support for life has been a proven method for our success and our clients' continued satisfaction.
